Foundation Inspection in Gregg County
Before anyone quotes you piers, somebody needs to measure the house and read the lot. Here is what that should actually involve on a Longview or Kilgore property.
The inspection is where money is either saved or wasted
Almost every foundation dollar spent in this county is committed during the first hour someone is on site. If that hour is a walk-through and a handshake, the proposal that follows is guesswork wearing a letterhead. If it includes floor elevations and a serious look at where water goes, the proposal is a plan.
The distinction matters more in East Texas than in most Texas markets, because a large fraction of the movement here is caused by uneven moisture rather than a house that is simply too heavy for the soil. If nobody establishes where the water is going, the repair addresses a symptom.
What a thorough evaluation covers
Floor elevation survey
A manometer or laser level is used to take readings on a grid across the entire floor area. The output is a map showing how many inches of variation exist and in which direction the floor falls. Without this, nobody can say how much of the house needs lifting or how far. Ask for the readings in writing, not just a verbal summary.
Interior distress documentation
Sheetrock cracks are recorded by location and direction. Diagonal cracking from the corners of doors and windows indicates the wall is racking. Doors are checked for reveal — a door that is tight at the top on the latch side is telling you which way that corner has gone. Tile and brick veneer separations get noted the same way.
Exterior perimeter walk
The inspector should walk the full perimeter looking at mortar joint separation, brick stair-stepping, gaps at the slab edge, and whether the exposed slab edge itself is level. On a raised house, this includes checking the skirting and the condition of the perimeter beam.
Drainage and grading assessment
Where do the downspouts terminate? Does the yard fall toward the house anywhere? Are flowerbeds mounded above the slab line so they hold water against it? Is there a low spot along one elevation that stays wet? In Gregg County, where sandy topsoil sits on a slowly permeable clay subsoil, standing water at a corner is not cosmetic — it is the mechanism.
Vegetation review
Distance from mature trees to the foundation is measured. Loblolly and shortleaf pine are the dominant timber across this county and they are heavy water users. A large pine fifteen feet off a slab is a variable in any moisture-driven movement pattern.
Under-floor inspection on raised houses
For pier and beam construction, someone has to go under the house. Beam sag, joist rot, crushed or shifted pads, standing water in the crawl space, and failed shims are all found from below and nowhere else.
When you want a licensed engineer instead of a contractor
In Texas, a written structural evaluation is engineering work and must be produced by an engineer licensed with the Texas Board of Professional Engineers and Land Surveyors. A contractor can inspect, measure and propose a repair, but an engineer's report carries different weight and comes from someone who is not selling you the fix.
It is generally worth hiring an independent engineer when:
- The floor variation exceeds an inch or two across the footprint
- Two contractors have proposed sharply different scopes for the same house
- You are buying or selling and need documentation a lender or buyer will accept
- An insurance claim is involved
- The movement pattern does not make obvious sense — for example, the house has risen in the middle rather than dropped at an edge
Questions to ask during the visit
- What are my actual elevation readings, and can I have them on paper?
- Which direction is the house moving, and what is your theory as to why?
- If we corrected the drainage first, what would you expect to happen over the next year?
- How many piers, at what spacing, driven to what criterion?
- Who pulls the permit and which jurisdiction is it?
- What does the warranty cover, what voids it, and does it transfer to a buyer?
How a floor elevation survey is actually run
This is the part homeowners rarely see explained, and understanding it changes how you read a proposal.
The technician establishes a reference point — usually the highest point on the floor, since a foundation almost always drops rather than rises — and then takes readings on a grid across the whole footprint, typically every six to ten feet, with additional readings at corners, doorways and anywhere the floor visibly changes. On a raised house the readings are taken on the finished floor; on a slab the same, with the understanding that floor covering thickness introduces small variation.
The output is a set of numbers, usually in inches, showing how far each point sits below the reference. Plotted, it becomes a contour map of your floor. That map answers three questions at once: how much total variation exists, where the low area is centered, and whether the shape is a tilt, a dish or a dome.
Reading the shape
The shape matters as much as the magnitude, and it points straight at the mechanism.
- A tilt — the floor falls steadily in one direction across the whole house — usually indicates settlement along one elevation. On Gregg County lots this very often correlates with the downhill side or the side where the perched water collects.
- A dish — the center is low and the perimeter is closer to level — often points to interior support that has settled while the perimeter beam is holding, or to moisture loss under the middle of a slab.
- A dome — the center is high relative to the edges — usually means the perimeter has dropped while the interior held, which is the classic pattern when the edge soil is cycling wet and dry and the interior soil under the slab is not.
The dome pattern is worth knowing about here, because it is exactly what a perched-water climate tends to produce. Water travels laterally along the clay layer and reaches the slab perimeter, where evaporation and tree roots also act. The soil directly beneath the middle of a slab is shielded from both rainfall and evaporation and stays far more stable than the soil at the edge.
What tolerance is reasonable
No house is perfectly level, including new ones. Concrete is placed to a tolerance, framing is built to a tolerance, and a floor that reads a fraction of an inch out across a large room is unremarkable. What matters is the rate of change over distance and whether the number is growing.
Two houses can both read an inch and a half of total variation and be in completely different condition. If that inch and a half is spread evenly across sixty feet, the framing has accommodated it gradually and there may be no visible distress at all. If it occurs over eight feet, the wall above it is being racked hard and you will see cracking. Ask specifically about the gradient, not just the total.

The two are not in competition. The productive sequence is often an engineer first to establish what the house needs, then contractors bidding against that specification. That way you are comparing like against like, instead of comparing three different theories of your house.
Documentation to walk away with
- The elevation readings themselves, on paper or as a file, not summarized verbally
- A sketch or plan of the house with the reading locations marked
- Photographs of the distress that was observed, keyed to location
- A written statement of what the evaluator believes is causing the movement
- The proposed scope, itemized, with anything excluded stated explicitly
- Any drainage recommendations, priced separately so you can see what each part costs
Keep all of it. If you have the same evaluation done again in two years, comparing the two sets of readings tells you whether the house is still moving — which is information no single inspection can give you at any price.
Timing your inspection
Because movement here is seasonal, when you measure affects what you measure. A house inspected at the end of a wet spring, with the clay subsoil swollen, may read closer to level than the same house inspected in late September after a hot dry stretch has pulled that moisture back out.
This is not a reason to delay an inspection. It is a reason to note the date and the recent weather on the report, and a reason to be skeptical of a contractor who dismisses the question. If you have the luxury of time and the problem is not urgent, readings taken at both ends of the year are considerably more informative than one set.
What to do with the report once you have it
Homeowners frequently receive an evaluation and then feel obliged to act on it that week. In most cases there is no reason to. Foundation movement in this county operates on a seasonal timescale, and a house that has been settling gradually for a decade is not going to change materially over the month it takes you to think properly about the response.
The useful first step is to separate what the report establishes from what it recommends. The elevation readings are measurements and they are the same regardless of who took them. The proposed scope is an opinion about what to do in response, and reasonable people arrive at different opinions from identical readings. Treating those two things as one document is how homeowners end up buying a theory rather than a repair.
The second step is to ask what happens if you do nothing for a year. A competent evaluator can answer that. Sometimes the answer is that the movement is slow, the distress is cosmetic, and monitoring is a defensible choice. Sometimes it is that a specific condition is progressing and delay compounds the cost. Both answers are useful; a refusal to engage with the question is itself informative.
The third step, where the numbers are significant, is a second evaluation. The point is not to find a cheaper quote. It is to find out whether two people looking at the same house independently reach the same conclusion about what is happening to it.
How urgent is urgent
Very little residential foundation movement is an emergency, and framing it as one is a recognisable sales technique. There are genuine exceptions and it is worth knowing what they look like.
Conditions that warrant prompt attention include a sudden change rather than a gradual one, since something that appeared over weeks has a different cause from something that developed over years. So does any sign that water is actively entering the structure, because that accelerates everything else. So does visible distress in a load-bearing element rather than in finishes, and any situation where a door or window has become difficult to operate in a way that affects egress.
Against that, seasonal cracks that open in September and close in April, floors that have been slightly out of level for as long as anyone remembers, and hairline cracking in a slab with no vertical offset are all ordinary and none of them require a decision this week. The pressure to sign quickly is almost never coming from the house.
Things that look like foundation problems and are not
A useful evaluation rules things out as well as in, and several common household complaints have causes that have nothing to do with the ground.
Doors that stick seasonally are the classic ambiguity. Foundation movement will do it, but so will humidity acting directly on the door itself. A solid wood door in a house that reaches high indoor humidity through an East Texas summer absorbs moisture and swells, and it binds on the latch side or along the top edge. The distinguishing question is whether anything else moved with it. A door binding on its own, with no cracking at the opening corners and no change in the floor, is usually a door problem.
Drywall cracking at the corners of openings is the strongest indicator of racking, but fine cracks along a ceiling-to-wall joint in the middle of a run are often just the framing and the finish moving against each other seasonally. New construction produces a crop of these in its first two years as the lumber gives up moisture and shrinks, and that has nothing to do with soil.
Nail pops in ceilings and walls are usually framing shrinkage rather than structural movement. So is a slight separation where a wall meets a ceiling in a room under a trussed roof, which can be caused by the trusses themselves moving with seasonal humidity rather than by anything underneath the house.
Floors that feel bouncy are frequently a span issue rather than a settlement issue, particularly in older raised houses where girders and joists were sized to practices that allowed longer spans than are used now. Nothing has failed; the floor is simply deflecting as it was always going to.
None of this means these symptoms should be ignored. It means an evaluator who attributes every complaint in the house to the foundation is not looking carefully, and you should be more sceptical rather than less when everything points conveniently in one direction.
What the inspector should ask you
The history of a house is information nobody can obtain by looking at it, and a good evaluator will spend part of the visit asking rather than measuring.
How long have you been here, and when did you first notice this? Does it change with the seasons, and if so in which direction? Has anything been built, removed or regraded on the lot? Has a pool, patio, deck or fence gone in? Have large trees been planted or taken out, and when? Has there been a plumbing leak, and was it under the slab? Has any previous foundation work been performed, by whom, and is there paperwork?
That last question matters more than people expect. Previous piers change how a house responds to new ones, and a lift performed a decade ago establishes what the elevation readings mean. A house that reads two inches out may have been four inches out before somebody corrected half of it.
If nobody asks you any of this, the evaluation is being conducted on appearance alone, and appearance in this county is genuinely misleading.
