A ridge lot with a competent interceptor drain and honest gutters is a stable place to own a house. The failures happen where the sandy surface convinced everyone there was no water problem to solve.
Ridge lots share water with their neighbours
One consequence of the sand-over-clay profile on a White Oak ridge is that drainage is not really a property-by-property matter, however much the fence line suggests otherwise. Water entering the sand layer on higher ground travels laterally along the clay beneath and arrives on the properties below, which means what happens upslope of you determines a good deal of what happens at your foundation.
This surfaces in practical ways. A neighbour installing a pool, regrading for a shop building or piping their roof water to a new discharge point changes where subsurface flow arrives, sometimes noticeably. The dominant issue on newer construction is not age but ground preparation. Building on a sandy ridge with any slope means creating level pads, and that means cut on one side and fill on the other. Fill that was placed and compacted properly performs indefinitely. Fill placed quickly consolidates over the following years, and the movement that produces shows up within the first decade, concentrated over the filled portion rather than distributed across the house.
The second issue is drainage that has drifted from the original design. A subdivision is graded to a plan and signed off against it. Then owners install beds, fences, patios and sheds, and within a few years water moves differently from the way the plan intended. On sandy ground this matters more than it sounds, because the material transports readily and small changes in where water concentrates produce disproportionate effects.
If you are buying newer construction here, it is worth asking about the original lot topography and whether the building pad involved fill. Subdivision plans sometimes show it, and neighbours who watched the development go in usually remember. Knowing whether you are on cut or fill changes both what to expect and what the right repair would be if anything does move.
