Foundation Crack Repair in Gregg County

Not every crack is a problem, and sealing a crack without understanding why it opened is the most common wasted dollar in this trade.

Reading the crack

Concrete shrinks as it cures. Small cracks are normal in nearly every slab poured. What separates a cosmetic crack from a structural one is width, direction, offset and behavior over time.

Usually not a concern

  • Hairline cracks, narrower than about a sixteenth of an inch, with both sides at the same height
  • Short cracks that appeared within the first year after the pour and have not changed since
  • Fine map-pattern surface crazing on exposed concrete
  • A straight crack running along a control joint, which is where the concrete was intended to crack

Worth investigating

  • Cracks wider than about a quarter inch
  • Any crack where one side sits higher than the other
  • Diagonal cracks running from the corner of a door or window opening
  • Stair-step cracking through brick mortar joints on an exterior wall
  • Horizontal cracking in a stem wall or foundation wall
  • Any crack that is measurably wider than it was six months ago
  • Cracks that open in one season and close in another

Why cracks widen seasonally here

Gregg County homeowners often report a crack that opens in late summer and closes in spring, or the reverse. That is a signature of moisture-driven soil volume change, and it tells you the crack is a symptom of what the ground is doing rather than a defect in the concrete.

The mechanism is the same layered soil profile that drives everything else here. Sand over slow-draining clay means the subgrade moisture under a house varies by location and by season. The concrete responds to that.

Sealing a seasonally active crack without addressing the moisture cycle will hold for a while and then fail, because the material is being asked to accommodate movement it was not designed to accommodate.

Repair methods

Epoxy injection

A high-strength resin injected under pressure that bonds the two faces back into a monolithic section. Once cured, the epoxy is typically stronger than the surrounding concrete. Appropriate for structural cracks that are stable and no longer moving. Not appropriate for a crack that is still actively opening and closing.

Polyurethane injection

A flexible resin that expands on contact with moisture. It seals against water intrusion and tolerates some ongoing movement, but it does not restore structural continuity. Used where the goal is stopping water rather than restoring strength.

Routing and sealing

The crack is widened into a clean channel and filled with a flexible sealant. Straightforward and inexpensive, appropriate for non-structural cracks where the objective is keeping moisture and pests out.

Carbon fiber reinforcement

Fabric or strap applied across a crack in a wall to resist further movement. Used on stem walls and foundation walls, generally after the wall has been stabilized.

Correct order of operations

Determine why the crack opened. Correct the drainage. Stabilize the structure if it needs stabilizing. Then repair the crack. Doing it in any other order produces a repair that fails, and by then the underlying movement has continued for another year.

Track it yourself before you call anyone

Draw a pencil line across the crack at two points and write the date. Measure the width at both marks with a ruler. Check again in three months and again after a seasonal change. If the width is stable, you have useful evidence. If it is growing, you have documentation any contractor or engineer will find valuable — and you will know it before you are standing in your kitchen being told you need forty piers.

Monitoring a crack properly before spending anything

Because movement in this county is seasonal, a single look at a crack tells you almost nothing. Watching one over a year tells you a great deal, and it costs nothing but attention.

The pencil method

Draw a line across the crack at two or three points along its length. Write the date beside each. Measure the width at each mark with a ruler and record it. Photograph it with the ruler in frame. Repeat quarterly, and specifically at the end of a wet spring and again at the end of a dry September, because those are the two extremes of the local moisture cycle.

Crack monitors

An inexpensive gauge — two overlapping plates with a grid, one fixed to each side of the crack — gives a direct reading of movement in two directions. More precise than a ruler and it captures sideways displacement, not just widening. Worth using where the answer matters.

What the record tells you

  • Stable across a full year. Whatever caused it has stopped. Cosmetic repair is appropriate and structural work probably is not.
  • Opens and closes seasonally, returning to roughly the same width. The house is cycling with the soil moisture. Drainage and moisture management is the fix; rigid crack repair will fail.
  • Progressively wider each year. Ongoing settlement. This is the case that warrants an elevation survey and a structural conversation.

Arriving at a contractor with a dated record of measurements changes the conversation completely. It is the difference between accepting someone's theory of your house and testing it.

How injection is actually performed

Understanding the process makes it easier to tell a careful job from a fast one.

The crack face is cleaned of dust, loose material and any previous sealant, because injection resin bonds to concrete and will not bond to debris. Injection ports are then set along the crack at intervals roughly matching the thickness of the section — closer spacing on thin sections, wider on thick ones. The surface of the crack between the ports is sealed with a surface paste so the resin cannot escape as it is pumped.

Injection begins at the lowest port and works upward on a vertical crack, or from one end on a horizontal one. Resin is pumped until it appears at the next port, which confirms it has travelled through the full depth rather than just filling the visible opening. That port is capped and the process moves along. Once cured, the ports and surface seal are ground off.

The confirmation step matters. Resin that only fills the surface of a crack looks identical to a proper injection on day one and provides none of the structural benefit.

Why epoxy fails on a living crack

Cured epoxy is rigid and typically stronger than the concrete around it. On a stable crack that is exactly what you want — the section becomes monolithic again.

On a crack that is still moving with the seasons, that rigidity is the problem. The soil continues its wet-and-dry cycle, the structure continues to flex, and something has to give. Because the repaired line is now the strongest part of the section, the concrete cracks again alongside it, usually within an inch or two. The homeowner concludes the repair failed. In fact the diagnosis failed: a rigid repair was applied to a situation that needed flexibility, or needed the movement stopped first.

This is why the monitoring step above is not busywork. It is what determines which material is appropriate.

Masonry cracking outside

Brick veneer separation is often the most visible symptom and it needs its own approach. The stair-step pattern through mortar joints occurs because mortar is weaker than brick, so the crack finds the path of least resistance around the units.

Repointing — cutting out the damaged mortar and replacing it — restores the appearance, but doing it while the wall is still moving simply relocates the crack. It also has to be done with mortar compatible with the original, since modern high-strength mortar against older soft brick causes the brick face to spall instead of the joint failing.

Sequence: stabilize, wait through at least one seasonal cycle if you can, then repoint. Doing the cosmetic work last is the only way to have it last.

Interior finishes after a lift

Sheetrock cracks, separated trim and out-of-square doors are the visible aftermath of structural work, and repairing them too soon is a common mistake. The house continues to settle into its new position for a period after the piers are loaded. Patching and painting in that window means doing it twice.

A reasonable approach is to wait through at least one full seasonal swing before cosmetic repair — through a wet spring and a dry late summer — then patch. Anything that reopens during that period is telling you something useful, and it is far better to learn it before the walls are painted than after.

Cracks and a property transaction

Visible cracking becomes a different kind of problem when a house is being bought or sold, because at that point it is no longer only about the structure. It is about what two parties believe the structure means.

For a seller, the instinct is to patch and paint before listing. That is understandable and it is often the wrong move, for two reasons. Fresh cosmetic repair over a structural crack is usually identifiable to an inspector, and discovering concealed work damages trust in everything else about the property. And in Texas, sellers have disclosure obligations regarding known conditions, which is a matter for a real estate professional or an attorney rather than a contractor.

The stronger position is documentation. An engineer's evaluation stating what the cracking represents, whether the movement is active, and what if anything is recommended converts an open-ended worry into a defined item. Buyers negotiate hardest against uncertainty. A clear written answer, even one that identifies a real problem, is usually less costly than leaving them to imagine.

For a buyer, the reverse applies. Cracking observed during a viewing is not automatically a reason to walk away, and it is not automatically minor either. What it is, reliably, is a reason to have someone qualified look before the option period ends. The measurements and the seasonal history are the things that matter, and neither is visible in a photograph.

What the location of a crack tells you

Where cracking appears is as informative as how wide it is, and different locations point at different mechanisms.

Cracks running diagonally from the upper corner of a door or window indicate the wall is racking, because openings are the weakest points in a wall and distortion concentrates there. This is the pattern most strongly associated with differential foundation movement, and the direction of the crack points away from the corner in the direction of the drop.

Vertical cracks in the middle of a long wall, particularly at a drywall seam, are frequently framing and finish movement rather than foundation movement. They are common in newer houses during the first couple of years as lumber dries.

Horizontal cracking in a foundation wall or stem wall is a different category and warrants attention, because it can indicate lateral pressure against the wall rather than settlement beneath it. Where that appears alongside any bowing, it should be looked at promptly.

Stair-step cracking through brick mortar joints follows the path of least resistance around the units and generally traces the shape of the movement underneath. Where the crack is wider at the top than the bottom, the section below the wide end is usually the part that has dropped.

Cracks at the junction between the main house and an addition are extremely common and usually reflect two structures with different foundations moving independently rather than either one failing.

Ceiling cracks running parallel to and a short distance from an interior wall, in a house with a trussed roof, are often caused by seasonal truss movement rather than anything below the floor at all.

Three surfaces, three different signals

The same house will show you evidence in three materials, and each has a different sensitivity worth understanding.

Drywall is the most sensitive and the least specific. It will crack from very small movements, including movements that are entirely seasonal and reversible, which is why a crack in the sheetrock on its own is weak evidence. It is also easy to patch, which means a house with fresh paint may be concealing a history rather than lacking one.

Brick veneer is less sensitive and more informative. It takes more movement to open a mortar joint, so visible stair-stepping outside generally indicates something more substantial than a drywall crack inside. Brick also does not get repainted casually, so the evidence tends to survive.

The slab itself is the least sensitive of the three and the most direct. Where a slab crack is visible in a garage or under lifted flooring, and the two sides sit at different heights, that vertical offset is the clearest single indicator of differential movement available without instruments. A crack with no offset, however long, is a considerably weaker signal.

Reading them together is what produces a diagnosis. Drywall cracking alone frequently means very little. Drywall cracking at opening corners, matched by stair-stepping on the corresponding exterior wall and a slab crack with offset in the same part of the house, is a consistent picture and a reason to take measurements.
