Crawl Space Foundation Repair in Gregg County
In a county that receives close to fifty inches of rain a year with humid summers on top of it, the enclosed space under a raised house is the hardest working part of the structure — and the least inspected.
The East Texas crawl space problem
Crawl space design assumes the space stays reasonably dry and reasonably ventilated. In the Piney Woods, neither assumption holds without help.
Rainfall here is spread across every month with a spring peak, and summer humidity is high enough that outside air brought into a cool crawl space through vents can actually condense on the framing. So the traditional advice — open the vents to dry it out — can make the problem worse during a Gregg County July.
Meanwhile, the soil profile works against you. Sandy surface soils drain quickly down to a slow clay subsoil. Under a house, that means water can arrive from the yard, hit the clay, and sit there. A crawl space in a low spot or on the downhill side of a lot can hold standing water for days after a spring storm.
What that moisture does
- Rots the wood. Sill plates, joist ends, and girder bearing points decay first because they are lowest and least ventilated.
- Feeds fungal growth. Wood-decay fungi and surface mold thrive in the conditions a wet East Texas crawl space provides.
- Attracts termites. Subterranean termites need moisture. A damp crawl space with wood in soil contact is an invitation.
- Softens the bearing soil. Pads set on saturated ground settle. Rewetting and drying the soil under interior piers produces the same seasonal movement seen under slabs.
- Moves into the house. Air rises through a house, so a substantial fraction of what you breathe indoors originated in the crawl space.
- Rusts and degrades ductwork. HVAC ducts and insulation in a chronically damp crawl space fail early.
What effective treatment looks like
1. Stop the water getting in
Always first. Regrade so the yard falls away from the house, extend downspouts well clear of the perimeter, and if the lot holds water, install a subsurface drain to intercept it. No interior treatment succeeds while water is still arriving.
2. Vapor barrier over the ground
Bare soil in a crawl space evaporates moisture continuously into the space above it. A heavy-duty polyethylene barrier laid across the entire floor, lapped at seams and run up the piers and perimeter, cuts that off. This is the single highest-value step in most East Texas crawl spaces.
3. Get the ventilation strategy right
Options range from correcting and clearing existing vents, to installing a fan, to fully sealing and conditioning the space with a dehumidifier. Which one is right depends on your house, its HVAC configuration and how wet the site is. This is a judgment call, not a product decision, and a contractor should explain the reasoning.
4. Replace what has already failed
Compromised joists get sistered or replaced, rotted girder sections spliced, damaged sill replaced. Treating the moisture without replacing failed structure leaves you with a dry crawl space and a sagging floor.
5. Re-level once it is dry and sound
Only after the water and the rot are handled does re-leveling make sense. Jacking a floor supported by rotten members accomplishes nothing durable.
Signs worth checking on today
A musty smell that is strongest near floor vents or closets on exterior walls. Floors that feel soft or springy in one area. Insulation hanging loose underneath. Higher-than-expected humidity indoors in summer. Any of these justifies a look under the house.
Vented or sealed: how the decision is actually made
This is the central question for an East Texas crawl space and it does not have a universal answer.
The case for traditional venting
Open vents allow air exchange, which carries moisture out. It works well in dry climates and it works reasonably in this one during spring and autumn, when outdoor air is cooler and drier than the crawl space.
Why it can backfire here in summer
A crawl space is cool because it is shaded and in contact with the ground. In July and August in Gregg County, outdoor air is hot and carries a great deal of moisture. Bring that air into a cool crawl space and its capacity to hold moisture drops as it cools. The excess condenses — on the ductwork, on the joists, on the underside of the subfloor. The vents that were supposed to dry the space are actively wetting it.
The sealed approach
Vents are closed, the ground and walls are covered with a continuous barrier, and humidity is controlled mechanically with a dehumidifier draining to an appropriate discharge. The space becomes part of the building envelope rather than an outdoor space beneath it. It costs more up front and it introduces equipment that needs maintenance, but it removes the seasonal condensation problem entirely.
Which one for your house
It depends on how wet the site is, how much clearance exists, whether ductwork runs through the space, whether combustion appliances are located there, and what your budget is. A contractor should be able to explain the reasoning for your specific house rather than presenting one option as the only approach. Be aware that sealing a crawl space that contains a fuel-burning appliance raises combustion air questions that have to be addressed properly.
Installing a ground barrier correctly
Most of the value in crawl space work comes from this one item, and most of the failures come from doing it casually.
- Prepare the ground. Debris, construction leftovers and any wood in soil contact come out first. Wood on the ground under a house is a termite invitation and a rot source.
- Full coverage. The barrier goes across the entire ground area, not the easy two-thirds. Uncovered soil keeps evaporating.
- Lap and seal the seams. Overlapped generously and taped. Loose sheets slide apart and expose soil within a year.
- Run it up the perimeter and around piers. Terminated and fastened rather than stopping at the edge of the dirt.
- Leave the termite inspection gap. The barrier should stop short of the top of the perimeter so a strip of foundation stays visible for inspection. Covering that band hides the evidence a termite inspector needs.
- Use material that will survive being walked on. Thin sheeting tears the first time someone crawls through to service a duct.
Water that is already inside
Where a crawl space actively takes on water — and on low ground in this county that is not rare — a barrier alone traps it underneath. Those situations need drainage.
The usual arrangement is a shallow perimeter trench inside the crawl space with a perforated pipe in washed stone, sloped to a collection point where a sealed sump pumps it out to a discharge well away from the house. The barrier then goes over the top of that system. Where the site has enough fall, a gravity outfall is preferable because there is no pump to fail.
If a pump is used, ask about the failure case. A pump that stops working during a wet spring and is not noticed for three weeks does real damage. Alarms exist and are inexpensive relative to the consequence.
Monitoring, so you know whether it worked
Put an inexpensive humidity gauge in the crawl space and look at it seasonally. It converts a vague question into a number.
What you are looking for is stability more than any single reading, and specifically the absence of a summer spike. If the space climbs sharply in July and stays there, the moisture strategy is not working regardless of what was installed. If it stays in a moderate band through the year, it is.
Also worth doing once a year: go under the house, or send someone, and look at the wood. Discoloration, softness at bearing points, or anything growing on a joist is early warning. Every serious crawl space repair started as something that was visible and unremarked for several years.
The air in your crawl space is the air in your house
This is the part that changes how seriously most homeowners take the subject, and it is not intuitive.
Air in a building moves upward. Warm air rises and escapes through the upper portions of the structure, and the air that replaces it is drawn in from the lowest available point. In a house with a crawl space, that lowest point is the crawl space. A substantial fraction of the air you breathe in your living rooms entered the building through the space underneath it.
That makes crawl space condition an indoor air question rather than purely a structural one. Moisture, fungal growth and whatever is present on the soil surface all have a route into the occupied part of the house, and no amount of cleaning upstairs addresses a source that sits below the floor.
It also explains a set of symptoms homeowners rarely connect to the foundation. A musty smell that is strongest in closets on exterior walls or near floor registers. Indoor humidity that stays stubbornly high in summer regardless of how the air conditioning is set. Wood floors that cup during the wet season. Each of those can have other causes, but in an East Texas house with an unmanaged crawl space, the space underneath is the first place to look.
What deferral actually costs
Crawl space work competes for money against things that are more visible, and it usually loses. It is worth being clear about what the delay buys and what it costs.
The moisture problem itself is inexpensive to solve. A ground barrier, corrected exterior grade and a sensible ventilation strategy are modest work relative to anything structural. What is expensive is the damage that accumulates while the moisture continues, because wood decay is not linear. A joist loses strength slowly for years and then fails over a comparatively short period once decay is established, and the members most affected are the ones carrying the most load at the perimeter.
The sequence that plays out repeatedly is this: moisture goes unaddressed for a decade because nothing visible is wrong, then a floor becomes noticeably soft, then an inspection finds that sill and joist ends need replacing across one or two elevations. The framing repair costs several times what the moisture control would have cost, and the moisture control still has to be done afterward or the new wood follows the old.
Structural damage aside, there is a resale dimension. A crawl space in poor condition is discovered during a buyer's inspection, and the negotiation that follows rarely favours the seller.
Ductwork in a damp crawl space
In many East Texas houses the heating and cooling ducts run through the crawl space, which puts a cold surface in a humid environment for several months a year and produces predictable trouble.
During summer, chilled air inside the ducts cools the duct surface below the dew point of the surrounding crawl space air. Moisture condenses on the exterior, and the water runs off onto whatever is beneath it. Insulation wrapped around the duct becomes saturated and stops working, which makes the surface colder still and accelerates the process. Metal components corrode. Flexible duct sags and collects water in the low spots.
The system loses efficiency at the same time, because a duct that is wet and poorly insulated is transferring the cooling you paid for into the crawl space rather than delivering it upstairs. Homeowners often notice this as a room at the end of a run that never quite gets comfortable, without connecting it to what is happening underneath.
Where ducts run through a crawl space, that argues in favour of controlling humidity rather than relying on ventilation, because the condensation problem is driven by the same summer conditions that make venting counterproductive. If any ductwork has already deteriorated, replacing it before sealing the space is sensible sequencing, since access afterward is more awkward.
Pests, storage and what else lives down there
A damp crawl space is attractive to more than fungi, and several of the findings that come up during foundation work are not structural at all.
Subterranean termites require moisture, and a crawl space with damp soil, poor ventilation and any wood in contact with the ground provides everything they need. This is a separate trade and a separate inspection, and it is worth having done independently rather than relying on a foundation contractor's observation. What foundation work can do is remove the conditions, which is why clearing wood debris off the soil and installing a ground barrier has value beyond moisture control.
Rodents and other animals enter through gaps in skirting, unscreened vents and openings around utility penetrations. Beyond the nuisance, they tear insulation loose and damage ductwork, and their presence is a reliable sign that the space is not sealed anywhere near as well as anyone assumed.
Storage is the avoidable one. Crawl spaces accumulate lumber offcuts, cardboard, old carpet and general material that nobody wanted to throw away. All of it holds moisture against the ground, feeds insects and obstructs the access a crew needs. Clearing it out before an evaluation costs nothing, makes the inspection better, and occasionally resolves a musty smell on its own.
One more item worth checking: where a dehumidifier is installed, it produces condensate continuously and that water has to go somewhere. A discharge line that terminates a few feet away, inside the crawl space, is simply relocating the moisture. It needs to leave the space entirely.
