Slope

Lots fall toward the water, and that slope drives both surface runoff and subsurface flow toward the downhill side of the house — which is usually the side with the view, the deck, and the least soil supporting it.

Elevated groundwater

Proximity to an impoundment means shallower groundwater than an equivalent upland site. Combined with a region receiving close to 50 inches of rain a year, the seasonal range of moisture in the soil column is wide.

Erosion

Sandy East Texas soils move readily when water runs over them. On a slope, concentrated runoff cuts channels and carries soil away from beneath foundations, drives, and retaining structures.

On a sloping lakefront lot, a retaining wall is frequently holding up the ground your house is standing on. That makes its condition a foundation question rather than a landscaping one, and it deserves attention in any evaluation.

Warning signs are usually visible without any special knowledge: the wall leaning outward at the top, courses separating or stepping out of alignment, bulging in the middle of a run, soil settling behind the top of the wall, or water seeping through the face after rain.

That last one is significant. Most retaining wall failures are drainage failures. Water accumulating behind a wall exerts pressure it was probably not designed for, and in this county the mechanism is familiar — water moves down through sandy soil, reaches the clay, and travels sideways until something stops it. A wall built without adequate drainage behind it becomes that something.

Any wall retaining significant height, or retaining ground that supports a structure, warrants evaluation by someone qualified to assess it rather than a visual guess.

Erosion on a slope

Sandy soils and concentrated runoff are a poor combination on sloping ground. Water moving downhill picks up material and cuts channels, and once a channel establishes itself it deepens quickly because all subsequent flow follows it.

What to look for: rills or gullies forming across the slope, exposed roots where soil has washed away from around them, soil accumulating at the bottom of the slope or in the water, undercutting beneath deck footings or steps, and any place where a downspout or a drain discharges directly onto bare slope.

Control means slowing the water and dispersing it rather than concentrating it. Terracing, established ground cover, energy dissipation at discharge points, and diverting flow before it reaches the steepest section all work. Piping collected water straight down the slope and releasing it at the bottom simply moves the erosion to the discharge point.

Decks, steps and the structures around the house

Lakefront properties carry a lot of secondary structure — decks, stairs down to the water, boathouses, retaining features, patios — and these often bear on shallower footings than the house itself.

Because they are shallower, they respond faster to seasonal soil movement and to erosion. A deck that has begun to pull away from the house, stairs that have shifted out of alignment, or a patio that has dropped at its outer edge are all telling you something about the ground, and that information applies to the house too even if the house has not yet shown it.

Treat movement in the secondary structures as early data rather than as separate small problems.

Seasonal water levels and the ground around them

Proximity to an impoundment means the groundwater near the shoreline relates to the water level in it. Over a year, that level varies, and so does the moisture in the soil near it.

For a house set well back and up the slope, the effect is minor. For one close to the water on relatively level ground near it, the seasonal range in soil moisture can be substantial — and it adds to, rather than replaces, the rainfall cycle that affects every property in this county. A house near the shoreline is experiencing both.

This is a reason to be cautious about evaluating a lakefront property at a single point in time. Readings taken at one extreme of the year describe that extreme, not the house.

Record the site while it is stable

Lakefront properties change more than inland ones, because slopes move, shorelines erode and vegetation shifts. Photographing the slope, the retaining structures and the ground around any deck footings once a year, from the same positions, turns a vague impression that something has changed into evidence.

This is worth the small effort for two reasons. Erosion and wall movement are gradual enough that they are genuinely hard to perceive day to day, and by the time a change is obvious it has usually been progressing for years. And if a retaining structure does eventually need work, a dated photographic record establishes when the movement began, which is relevant to warranty questions, to insurance conversations, and to any discussion with a neighbour whose ground drains onto yours.

Houses that sit empty part of the year

Lake Cherokee has a proportion of properties used seasonally or at weekends rather than occupied year round, and intermittent occupancy creates foundation-adjacent problems that full-time residents do not encounter.

The main one is humidity. A house left closed through an East Texas summer with the cooling switched off or set high accumulates moisture indoors, and in a raised house that moisture is arriving from the crawl space and has nowhere to go. Wood floors cup, doors swell, and the framing beneath stays damp for months at a stretch. Running the system at a moderate setting, or using a dehumidifier, costs less than the damage it prevents.

The second is that nothing gets noticed. A gutter overflowing at a corner, a pump that stopped working, an outfall blocked by leaf fall, water standing against the foundation after a spring storm. On an occupied house somebody sees these within days. On a weekend property they can run for a whole season.

The third is that irrigation and plumbing failures go undetected. A slow leak in a supply line delivers water into the ground continuously, and on sloping ground near the shoreline it will travel.

The practical answer is a checklist for each visit and somebody willing to look at the property between them. Walking the perimeter, checking the crawl space access, confirming any pump runs and looking at the outfall takes fifteen minutes and catches most of what would otherwise develop unobserved.
