The wettest ground in the county
Gladewater has a foundation profile that differs meaningfully from Longview or Kilgore, and the reason is elevation and proximity to bottomland.
The general soil map for Gregg and Upshur counties includes bottomland units — Mantachie-Iuka and Urbo — along the stream courses. These are floodplain soils, associated with wetness, seasonal flooding and a shallow water table, and they behave nothing like the well-drained sandy ridges elsewhere in the county. Urbo in particular is a clayey floodplain soil.
A house on or near those units is dealing with a subgrade that may be saturated for extended periods rather than one that dries out between rains. Add the roughly 50 inches of annual rainfall this region receives, weighted toward spring, and you get bearing conditions that vary dramatically through the year.
What that means practically
Drainage is not optional here
On many Gladewater properties, structural work without subsurface drainage is a temporary fix. Interceptor drains, properly outfalled, are frequently the first item in a sound repair plan rather than an add-on.
Crawl spaces need active management
Raised homes on low ground can hold standing water underneath for days after a spring storm. Ground vapor barriers, corrected grade and in some cases an interior perimeter drain with a sump are the realistic answer.

- How long water stands. Upland sand sheds surface water in hours. Bottomland can hold it for days.

- What the neighbors have. Houses raised well off the ground in a neighborhood where others sit low is usually a deliberate response to a known condition.
- Flood mapping. The city maintains flood hazard mapping, and knowing whether your parcel is within a mapped area is worth confirming regardless of foundation questions.
If the answer is bottomland, treat any proposal that does not lead with water management as incomplete.
Two highways, two different sides of town
US 80 and US 271 meet at Gladewater, and the town extends across the Gregg and Upshur county line. That produces meaningful variation within a small area. Properties on higher ground behave like the sandy uplands found across the rest of Gregg County. Properties down toward the stream bottoms behave nothing like them.
The county line adds a second layer. A Gladewater mailing address does not tell you which county a parcel is in, and county-level requirements differ. Establish this before permits are discussed, particularly on properties toward the northern and western edges of town.
The older building stock

Pier depth on soft ground
Where surface material is soft or seasonally saturated, the whole question of pier installation changes. The driving criterion has to account for the fact that resistance encountered in a wet upper layer is not the same as bearing on competent material below it, and a pier that stops short will settle again.
On Gladewater properties near the bottoms, ask specifically what depth is anticipated, what happens if the specified resistance is not reached at that depth, and whether the price changes if piers have to go deeper. Getting that answer in writing before work starts prevents an uncomfortable conversation mid-job.
Scheduling around the wet season
On low ground near the stream bottoms, when the work happens affects how well it goes, and this matters more in Gladewater than in most of the county.
Excavation in saturated soil is slower, messier and harder to do well. Pier holes take on water. Backfill will not compact properly against a foundation when the material is wet, and poorly compacted backfill creates a preferential path for surface water down to the beam, which is the opposite of the intended outcome. Trenching for drainage in the same conditions produces walls that slump and a trench that has to be reworked.
Because rainfall here is heaviest from March through May and lightest in late summer, the practical implication is that structural and excavation work goes better in the second half of the year. That is also, inconveniently, when the house is at its lowest point and when most people notice the problem, so the timing works out reasonably in practice.
The exception is diagnosis. Watching how a property behaves during a wet spring tells you things that a September inspection cannot, because it shows you where water actually goes when there is enough of it to matter. A sensible approach on a bottomland property is to observe during the wet season and schedule the work for the dry one.
Why raised construction persists on low ground here
Around the lower parts of Gladewater you will notice more raised houses than the county average, and that is not an accident of fashion. It reflects what builders working this ground understood about it.
A raised foundation lifts the structure clear of the wet zone. On ground where the water table is shallow and the soil stays saturated for extended periods after a spring rain, that separation is worth a great deal. It also keeps plumbing accessible rather than buried in a slab, which matters on ground that moves. And crucially, a raised house can be adjusted repeatedly across its life by resetting supports, where a slab requires piers and lifting each time.
The trade is that the crawl space becomes the maintenance obligation. On a wet site, that means a proper ground barrier, drainage inside the space where water is actively entering, and a deliberate approach to humidity rather than relying on vents that work against you in an East Texas summer.
Done properly, this is a durable arrangement and arguably the better one for this ground. Left alone, it becomes a wood decay problem that nobody discovers until a floor goes soft. If you own a raised house on low ground here, the single most valuable habit is having somebody look underneath it every few years.
